06-REA-18 Labby Akinsanmi, fined $2,500 and Ordered to complete the 15-Hour National USPAP Course for violating, BOP Art., Annotated Code of Md., §16-701(a)(1)(x) by failing to use reasonable diligence in developing, preparing and presenting an appraisal; §16-701(a)(1)(x), (xi) and (xiii), and §16-208 as well as COMAR 09.19.05.01B by deviating from the Conduct Section of the Ethics Rule of the Uniform Standards of Professional Appraisal Practice and Standards Rules 1-1(b) and 1-1 (c).
10-REA-76 Ronald Bozeman, fined $5,000, his license suspended for 30 days, and Ordered to complete the 15-Hour National USPAP Course, for violating BOP Art., Annotated Code of Md., §16-701(a)(1)(xiii) and 16-312(b)(1), as well as COMAR 09.19.05.03 for failing to demonstrate compliance with continuing education required for license renewal.
10-REA-18 William Breitenbach, fined $5,000, his license suspended for 30 days, and Ordered to complete the 15-Hour National USPAP Course, for violating BOP Art., Annotated Code of Md., §16-701(a)(l)(xiii) and §16-312(b)(1), as well as COMAR 09.19.05.03 for failing to demonstrate compliance with continuing education required for license renewal.
07-REA-08 William Breitenbach, fined $3,000 and his license suspended for 60 days for violating BOP Art., Annotated Code of Md., §16-701(a)(1)(xiii) and COMAR 09.19.05.01B, including Standards Rules 1-1(b), 1-1(c), 1-4(a), (b) and (c), 1-5 and 2, by preparing an appraisal report that was inaccurate and misleading, contained references to inappropriate comparable properties, inaccurately tracked property transfers, misstatements of property features, improvements and descriptions of conditions, and failed to properly apply approaches to value.
10-REA-81 James Calder, fined $2,500 for violating BOP Art. Annotated Code of Md., §16-511 and COMAR 09.19.02.04 for failing to demonstrate compliance with continuing education required for license renewal.
10-REA-58 Yevgeny Gekht, fined $2,000, for violating BOP Art., Annotated Code of Md., §16-701(a)(1)(xi) and (xiii) for issuing an appraisal report that falsely stated that he performed a complete visual inspection of the interior and exterior areas of the subject property and failed to disclose the assistance of another individual.
07-REA-61 Deirdre Hastings, license suspended for 90 days for violating BOP Art., Annotated Code of Md., §16-208(a)(1) and (b) and §16-701(a)(1)(x, (xi), as well as COMAR 09.19.05.01B Standards Rules 1-1(b), 1-1(c) and 1-3(a) for incorrectly identifying the owner of the property; incorrectly stating the zoning classification; incorrectly stating the lot dimensions; incorrectly describing the property's improvements; and Standards Rules 1-1(a) and 1-4(a) by bypassing twelve comparable sales; Standards Rules 1-4(b)(i) and 1-4(b)(ii) by using an incorrect price per square foot for the subject property; Standards Rules 1-4(b)(i) and 1-4(b)(ii) by using an incorrect site value; Standards Rules 2-1(a) and 2-1(b) by omitting the subject property's characteristics and the Conduct Section of the Ethics Rules of USPAP for performing a misleading report.
08-REA-39 Melvin Jones, reprimanded, fined $5,000, and Ordered to take the 15-Hour National USPAP Course for violating BOP Art., Annotated Code of Md., §16-701(a)(1)(xiii) and §16-208, as well as COMAR 09.19.05.01 and Standards Rules 1-1(b) and 1-5 of USPAP for failing to analyze a comparable sale; failing to identify and analyze a prior sale of the subject property; and failing to accurately report the mileage of a comparable sale.
09-REA-67 Bruce Lentz, fined $3,500 for violating BOP Art., Annotated Code of Md., §16-511 and COMAR 09.19.02.04 for failing to demonstrate compliance with continuing education requirements for license renewal.
07-REA-08 Michael Littleton, fined $1,000, his license suspended for 30 days, and required to complete 30 hours of tested education to include the Basic Appraisal Procedures for violating BOP Art., §16-701(a)(1)(xiii), Annotated Code of Md., and COMAR 09.19.05.01(B), as well as Standards Rules 1-1(b), 1-1(c), 1-4(a), (b) and (c), 1-5 and 2, by preparing an appraisal report that was inaccurate and misleading, contained references to inappropriate comparable properties, inaccurately tracked property transfers, misstatements of property features, improvement and descriptions of condition, and failed to properly apply approaches to value.
07-REA-52 Ronald Muriett, fined $2,500 and his license suspended for 60 days for violating BOP Art., Annotated Code of Md., §16-701(a)(1)(x), (xi) and (xiii) and COMAR 09.19.05.01(B), incorporating USPAP Standards Rules 1-3(a), 1-4(a) and 2-2(b) for failing to use reasonable diligence in developing, preparing or communicating the report and negligently developing, preparing and communicating the report.
09-REA-73 Bradley Offenburger, fined $2,500 and his license suspended for 30 days for violating BOP Art., Annotated Code of Md., §16-701(a)(1)(xiii) and §16-312(b)(1) as well as COMAR 09.19.05.03 for failure to respond to the Commission in writing within 30 days of receipt of a written communication from the Commission.
09-REA-13 David Pridgen, fined $2,500 and his license Revoked for violating BOP Art., Annotated Code of Md., §16-701(a)(2) and §16-701(a)(1)(ii), (iii), (ix) and (xiii), §16-208, as well as COMAR 09.19.05.01(B), incorporating the Conduct Section of the Ethics Rules of USPAP by repeatedly using his supervisor's signature on appraisal documents, fraudulently and deceptively using his supervisor's license; engaging in acts of dishonesty and fraud; and wrongly accepting fess in connection with his wrongdoing.
09-REA-68 Brian Stewart, fined $1,500 for violating BOP Art., Annotated Code of Md., §16-309 and COMAR 09.19.02.04 for failure to demonstrate compliance with continuing education requirements for license renewal.
06-REA-44 Robin Tyler, fined $3,500 and a 90-day suspension for violating BOP Art., Annotated Code of Md., §16-701(a)(1)(xiii) and COMAR 09.19.05.01(B), incorporating USPAP Standards Rules 1-1(c), 1-4(a)(b) and (c) and 2, for rending appraisal services in a careless or negligent manner; for failing to use appropriate comparable sale and explain or support site value, depreciation and improvements; and preparing a misleading report.
